Services

Some of the services that Aberdeen Property Preservation can help you with.

Woodworm

Also known as common furniture beetle affects mainly softwoods and European hardwoods. This type of beetle is frequently found in household constructional timbers particularly within flooring and apex voids from early spring through to autumn.

Often discovered following significant spread of the infestation, wood dust may be observed along with timbers becoming weak and structurally impaired due to the insect activity.

Dry Rot

A significant building decay fungus capable of extensive structural damage.

A brown rot typically found within timbers located within or in contact to damp masonry. Able to grow through masonry utilising mycelium strands transporting moisture from damp areas allowing growth of the fungus to timbers within adjacent unventilated areas.

Dry rot typically occurs where timbers have become damp due to property defects such as leaking roofs, defective rain water goods or internal plumbing failures.

All timbers with elevated moisture content in excess of 20% are at risk of fungal attack and expert advice should always be sought where dry rot is present.

Removal of the source of moisture from the property is an imperative part of the dry rot treatment, with timbers being cut back, removed and replaced with treated timber sections isolated from damp masonry.

The APP team are always available to assist with and eliminate a dry rot problem from within your property.

Wet Rot

Often mistaken and confused with the more severe timber condition dry rot, this has the potential to cause substantial damage to your property. Wet rot attacks timber in damp conditions and requires a source of moisture to continue its growth. Sources such as defective internal plumbing and defective rain water goods are common allowing fungal spores to germinate inevitably leading to the timber decay.

The initial and most crucial part of all wet rot treatment is to identify and remove the source of moisture. This is completed by rectifying the property defect or installing a water proof barrier protecting against further damp penetration.

Penetrating Dampness

The external fabrics of properties are designed to prevent the ingress of moisture to prevent damp conditions affecting your property. Moisture penetration can occur through roofs, walls, pointing, renders and sub floor areas of a property.

When undertaking a penetrating dampness inspection an accurate diagnosis of the issue is imperative, an incorrect diagnosis and repair specification will not resolve the issue and will lead to additional costs and works to solve the problem.

Where damp conditions remain unattended to within a property this can lead to fungal attack to underlying timbers creating a larger scale remedial issue to be addressed within the property.
